3 Things You Should Know Before You Buy Your First Investment Property

I had my own inspector plus the seller had one and yet a number of problems that didn’t show during inspection popped up. The single most important factor, whether considering to buy, already own, or want to sell a home, is your investment. Mortgage statements only keep track of principal payments. They do not account for the interest you have paid. Buying and selling a home is a good investment but not as good as you would think.

Depending on your loan type, certain issues that the inspector finds may impact the possibility of you being able to even purchase the home. When we purchased our home, we loved it so much, but I wish we had done more research into the school district we were in. We finally found a house that felt like home from the second we walked in, and walked in a couple of months later with our moving boxes and giddy smiles. However, don’t panic if you threw out all the receipts and paperwork. Whether it’s exterminators, tree trimmers or septic system cleaners, most companies maintain records of the work they’ve done on your property, so you can get copies.

Connect With A Real Estate Agent

As a first-time home seller, make sure to read through the entire offer contract. Combine deals at home improvement stores. Research in advance the best deals they offer on in-store credit cards, and ask when they have sales.

I knew cutting grass or growing flowers was not going to happen so I chose a townhome with the least amount of maintenance. When I started house hunting, I obsessively searched for new home listings every day, poring over MLS descriptions and swiping through photos. Reaching for my phone to refresh the realtor.com app became muscle memory. Simple pleasures like “having a social life” or “Friday night with Netflix” became distant memories. It’s easy now to say it was all worth it, but at the time, I daydreamed about winning the lottery and hiring a team of pros to handle our rehab. Don't wait to seek professional advice—if you're considering buying a home, go and talk to a mortgage broker or a bank.

You’re Not Selling Your Memories, You’re Selling Property

These are the things I wish someone would have told me before I bought mine. In our preferred neighborhoods either had a detached garage or minimal, non-fenced green space, based on the age and style of the houses. Meaning, we either had to re-prioritize our non-negotiables, or cool it on the house-hunting until we could spend more.

So, don't be narrow-minded, and consider alternative investment options as well. Buying a property as an investment is not like buying a home, and if you think that your first investment will be easy because you've owned a home before, think again. You'll need to look at a whole other set of factors and metrics and focus on making a positive return on your investment first and foremost.

The previous homeowner had painted most of the rooms in weird patterns, bright colors, and in ways that just didn’t jive with my personal preferences or aesthetic. There are also costs for moving, furnishing your house (you’ll need quite a bit if you’re going from a small apartment to a full home!), and tons of other expenses in between. Window washing, shoveling, furnace maintenance ...

Another thing we quickly learned is that bully offers are constantly happening and will derail your plans. After a few months of searching, we decided to start looking at homes that were more fixer-uppers, hoping that there would be less interest. However, the first one we found that we liked had over a dozen offers and we lost it, again. The same story happened a few more times.

Many people want to change five or six things they don’t like about a new home before moving in. You will probably find five or six new things that bother you more! Waiting also gives you time to rebuild your savings so you can more easily pay for your projects.—Jake F.

Like many firsts in life — love, pet, car, best friend — you always remember your first home purchase. Even though we assumed that not having to sell a current home before moving into a new one was a good thing, we didn’t necessarily budget for the unexpected, either. I made it a goal of mine at the beginning of 2022 that I wanted to make steps to purchase my first home. From a mental point of view, I told my close friends and family that this was what I wanted to achieve so it made me more accountable and saying it out loud made it feel more real and affirming in a way. From a financial perspective, after my lease at my sharehouse ended mid-way through the year I was fortunate enough to have the option to move back home.

The Barnes bought the place after the Navy transferred them here a year ago. But after their son kept getting sick they had the place tested for mold. They said none of this came up in the home inspection done before they bought the place because apparently, they don’t test for methamphetamine. And please note that Inspectors don’t check for mold either unless you ask for it and pay extra.

Though you certainly don’t have to do everything yourself, DIYing most fixes is going to be the most economical option. If you farm it out, expect to put in a little work researching, vetting contractors, and getting estimates. Getting your offer accepted is just the first step. There will be hiccups, you’ll get your hands dirty, and you’ll feel your way through it — hopefully with a few good stories to tell. You can always change things in your new home but the lot it sits on is forever.

Now, we don’t advocate harassing people, but it can pay to knock on a door or two, to see what you can find out about the property. Chances are, your potential new neighbours know a thing or two about the building, the house, and the overall neighbourhood. You don’t want to move in, only to discover an ongoing dispute over land ownership, noisy pets, or raucous party animals. You’ll still owe property taxes even if your mortgage is completely paid off, but you’ll be responsible for saving the money yourself and paying them when they are due. Generally, home sellers will always be glad they saved their home-maintenance documentation. Eisenhart compares keeping records of home maintenance paperwork to that of car maintenance.

Yourcredit scorewill dictate more than you think — when you’re buying a house and in all aspects of your life. Pay your bills on time and in full, keep credit card balances as low as possible, and don’t take out any new loans or make major purchases until after you buy your new home.—Alphonso D. You don’t just walk through showrooms when you’re buying a car.

For years, we had special assessments in the hundreds of dollars to fix everything. A year later, I ran for the board and ultimately became the president. “The hits never end on your loan and purchase,” said our mortgage broker the morning after our dry close on the first home my husband and I have purchased together.
