I had my own inspector plus the seller had one and yet a number of problems that didn’t show during inspection popped up. The single most important factor, whether considering to buy, already own, or want to sell a home, is your investment. Mortgage statements only keep track of principal payments. In our preferred neighborhoods either had a detached garage or minimal, non-fenced green space, based on the age and style of the houses. Meaning, we either had to re-prioritize our non-negotiables, or cool it on the house-hunting until we could spend more.
So, don't be narrow-minded, and consider alternative investment options as well. Buying a property as an investment is not like buying a home, and if you think that your first investment will be easy because you've owned a home before, think again. You'll need to look at a whole other set of factors and metrics and focus on making a positive return on your investment first and foremost.

Another thing we quickly learned is that bully offers are constantly happening and will derail your plans. Like many firsts in life — love, pet, car, best friend — you always remember your first home purchase. Even though we assumed that not having to sell a current home before moving into a new one was a good thing, we didn’t necessarily budget for the unexpected, either. The Barnes bought the place after the Navy transferred them here a year ago. But after their son kept getting sick they had the place tested for mold. They said none of this came up in the home inspection done before they bought the place because apparently, they don’t test for methamphetamine. And please note that Inspectors don’t check for mold either unless you ask for it and pay extra.
Though you certainly don’t have to do everything yourself, DIYing most fixes is going to be the most economical option. If you farm it out, expect to put in a little work researching, vetting contractors, and getting estimates. Getting your offer accepted is just the first step. There will be hiccups, you’ll get your hands dirty, and you’ll feel your way through it — hopefully with a few good stories to tell. You can always change things in your new home but the lot it sits on is forever.
Now, we don’t advocate harassing people, but it can pay to knock on a door or two, to see what you can find out about the property. Chances are, your potential new neighbours know a thing or two about the building, the house, and the overall neighbourhood. You don’t want to move in, only to discover an ongoing dispute over land ownership, noisy pets, or raucous party animals. You’ll still owe property taxes even if your mortgage is completely paid off, but you’ll be responsible for saving the money yourself and paying them when they are due.
